Existing electrical box

If a fan-rated junction box already exists at the location (from a previous fan or heavy light fixture), installation is fast — 1–2 hours. If there's no box, or only a lightweight fixture box, a new fan-rated box must be installed and supported from the ceiling joist.

Attic or crawl space access

Accessible attic space above the fan location makes running new wire straightforward. Many older KC homes (especially ranch-style homes in Overland Park, Lenexa, and Shawnee) have finished ceilings with no attic access — requiring wire fishing through walls and ceilings.

Smart fan & neutral wire

Smart ceiling fans (Hunter, Big Ass Fans, etc.) typically require a neutral wire at the switch box. Many KC homes built before the 1980s were wired without neutrals at switches — running a neutral wire adds $100–$200+ to the installation.

Ceiling height & type
